1. Acceptance / 接受条款
By using 投资房筛选大师, creating an account, generating an AI report, or downloading a PDF, you agree to these Terms of Use and the Privacy Policy. 当用户使用投资房筛选大师、创建账号、生成 AI 报告或下载 PDF 时,即表示同意本使用条款和隐私政策。
If you do not agree, do not use the service or rely on its outputs. 如果用户不同意,请不要使用本服务,也不要依赖本服务输出内容。
2. Purpose of the Service / 服务用途
The service is a preliminary screening tool for Edmonton / Alberta investment-property assumptions. It helps users compare inputs, system-calculated metrics, and bilingual analysis summaries. 本服务是面向 Edmonton / Alberta 投资房假设的初步筛选工具,帮助用户比较输入假设、系统计算指标和中英文分析摘要。
The service is not a replacement for independent due diligence, professional advice, lender underwriting, appraisal, inspection, legal review, tax planning, insurance review, or real-estate transaction advice. 本服务不能替代独立尽职调查、专业建议、贷款机构审批、估价、验房、法律审查、税务规划、保险审查或房地产交易建议。
3. User Responsibilities / 用户责任
Users are responsible for entering accurate assumptions, checking source documents, verifying rental comparables, reviewing financing terms, and consulting qualified professionals before acting. 用户有责任输入准确假设、检查原始文件、核实可比租金、审查融资条款,并在采取行动前咨询合格专业人士。
Users must not misuse the service, attempt to bypass login or usage limits, upload unlawful content, interfere with security, reverse engineer protected systems, or use the service for misleading advertising. 用户不得滥用本服务、试图绕过登录或使用限制、上传违法内容、干扰安全机制、逆向工程受保护系统,或将本服务用于误导性广告。
4. Accounts and Access / 账号和访问
Some features require email OTP login, including AI report generation, PDF export, and future cloud or paid features. 部分功能需要邮箱一次性验证码登录,包括 AI 报告生成、PDF 导出,以及未来可能加入的云端或付费功能。
We may limit, suspend, or terminate access where necessary for security, abuse prevention, unpaid fees, legal compliance, or misuse of the service. 出于安全、防滥用、未付款、法律合规或服务误用等原因,我们可能限制、暂停或终止访问。
5. Paid Features / 付费功能
The database includes subscription status and paid-member fields so paid plans can be added later. If paid membership is launched, pricing, billing cycle, refund terms, cancellation rules, and included usage limits should be presented before purchase. 数据库包含订阅状态和付费会员字段,以便未来加入付费计划。若推出付费会员,购买前应展示价格、账单周期、退款条款、取消规则和包含的使用额度。
Payment card details should be handled by a payment processor such as Stripe and should not be stored directly by this application. 支付卡信息应由 Stripe 等支付服务商处理,本应用不应直接保存银行卡或信用卡详情。
6. Intellectual Property / 知识产权
The service interface, formulas, report format, text, design, and related materials are owned by or licensed to the operator, except for user-provided inputs and third-party materials. 除用户提供的输入和第三方材料外,本服务界面、公式、报告格式、文字、设计和相关材料由运营方拥有或获得授权使用。
Users may use exported reports for their own property review or client discussion, but may not resell, scrape, copy, or repackage the service as a competing product without permission. 用户可以将导出的报告用于自身房源评估或客户沟通,但未经许可不得转售、抓取、复制或重新包装成本服务的竞争产品。
7. Limitation of Liability / 责任限制
The service is provided for preliminary screening and may contain errors, outdated assumptions, unavailable third-party services, AI output limitations, or user-input mistakes. 本服务仅用于初步筛选,可能存在错误、过时假设、第三方服务不可用、AI 输出限制或用户输入错误。
To the maximum extent permitted by law, the operator is not responsible for investment losses, financing outcomes, transaction decisions, tax consequences, legal consequences, property defects, tenant issues, market changes, or reliance on generated reports. 在法律允许的最大范围内,运营方不对投资损失、融资结果、交易决策、税务后果、法律后果、房屋缺陷、租客问题、市场变化或对生成报告的依赖承担责任。
8. Changes / 条款变更
These terms may be updated as the product changes, especially when paid membership, cloud history, sharing links, client management, or additional integrations are added. 本条款可能会随着产品变化而更新,尤其是在加入付费会员、云端历史、分享链接、客户管理或其他集成功能时。
Material changes should be reflected by updating the effective date and, where appropriate, providing notice in the product. 重大变更应通过更新生效日期体现,并在适当情况下在产品内提供通知。
